What
is the difference between Lakefront, Split Lakefront,
Lake Access, Ski In - Ski Out/Golf, and Lake Area.
Deep
Creek Lake is surrounded by an area of land called a buffer
strip. This buffer strip is land owned by the State of
Maryland between the water's edge and the private property
boundaries of adjacent land owners. The buffer strip is
protected and regulated by the Maryland Department of
Natural Resources (DNR) in order to protect the natural
beauty of the shoreline at Deep Creek Lake.

LAKEFRONT
|
|
Lakefront
refers to real estate parcels with a boundary adjacent
to the Sate of Maryland Waterfront property (buffer strip).
Lakefront properties have access to the lake by walking
directly from the home to the water with no public road
to cross in between. The distance between the lakefront
house and the water varies greatly. Even though the property
is considered lakefront, this does not mean that there
is a view of the water from the home. Much of the shoreline
at Deep Creek Lake is wooded. The Maryland DNR regulates
the cutting of trees and the construction of certain structures
along the shoreline. Therefore, the lakefront may have
a filtered view or at times no view of the lake.

SPLIT
LAKEFRONT
|
|
Split
Lakefront refersto real estate parcels that border the
the buffer strip, but there is a road to cross running
between the house and the water. The property owner does
own the land on the other side of the road bordering the
buffer strip: however, there is a road to cross to gain
access to the lake. Split Lakefront may or may not have
a view of the water.

LAKE
ACCESS
|
|
Lake
Access refers to real estate that has deeded rights to
use a common access strip to reach the buffer strip area,
and in some cases, boat docks. With Lake Access properties,
the property owner does not own the access area, but you
are permitted to access the water from this area. The
distance from the home to the access area varies. The
access area for the lake may be within walking distance,
or you made need to drive to the area. Again, you may
or may not have a view of the lake from a Lake Access
property.

Ski
In - Ski Out/Golf
|
|
Ski
In - Ski Out/Golf are homes located nearby to the Wisp.
Ski In - Ski Out/Golf homes are located within walking
distance to the ski slopes. Most homes are situated right
on the ski slopes. Golf homes are located nearby to the
Wisp Golf Course.

Lake
Area
|
|
Lake
Area simply refers to real estate surrounding Deep Creek
Lake Area. Lake Area properties do not have a deeded access
area to the lake. Most of our Lake Area homes are within
a a short drive to Deep Creek Lake State Park, where you
can easily access the lake. You may or may not have a
view of the lake from a Lake Area property.
